ADR (Average Daily Rate)
ADR is the average nightly price a short-term rental charges across the nights it sells. STRecon samples ADR directly from each listing's calendar at scrape time, not from a model.
AirDNA Estimates vs. Scraped Airbnb Data
AirDNA estimates occupancy through statistical modeling. STRecon reads every Airbnb calendar directly. The two diverge by 15–25 points on the same listing.
Calendar Booked Rate
Calendar booked rate is the percentage of future Airbnb nights already reserved. STRecon measures it by reading each listing's calendar directly — not through statistical estimation.
Listing Performance Tiers
Six tiers classify every scraped Airbnb listing in a STRecon report — Exceptional, Performer, Potential, Watch, Avoid, Unreliable. Here's what each means.
The 75/55 Rule
The 75/55 rule is STRecon's framework for evaluating STR listings. A listing passes 75 with 22+ of the next 30 nights booked, passes 55 with 16+ in the 30–60 day window.
